FURNISHED RESIDENTIAL RENTAL AGREEMENT Furnished Executive Rental Landlords: Sharon Love and Lamont Robinson Property: 2131 Crystal Hill Drive, Santa Rosa, CA 95404 Parties & Premises Landlords: Sharon Love and Lamont Robinson Tenant(s): ________________________________________________ Premises: 2131 Crystal Hill Drive, Santa Rosa, CA 95404 1. Term The initial term is 12 months minimum, beginning October 1, 2026, and ending September 30, 2027, unless otherwise stated in a fully executed agreement. Any renewal or extension must comply with applicable California law. 2. Rent Monthly rent: $3,700 per month. Due date: 10/01/26, five day grace period and then $75.00 fee for late payments after the 6th of the month. Payment method/location: Automatic deposit in landlords bank account each month. 3. Security Deposit Security deposit: $3,700. The deposit is not a nonrefundable fee. It may be used only for purposes permitted by California law. The landlords will provide any required accounting, documentation, photographs, and return of the deposit within the time and manner required by law. Due upon signing the lease. 4. Furnished Premises The residence is furnished. Landlord-owned furnishings and household property are listed on a separate Furnished Property Inventory and Condition Report incorporated into this agreement. The primary/master bedroom does NOT include a bed or mattress. Tenant is responsible for providing the master-bedroom bed and mattress. 5. Utilities & Services Tenant pays electricity. Tenant pays for water. Tenant pays natural gas. Tenant pays garbage service. Tenant pays internet/Wi-Fi. Tenant shall maintain required utility services throughout the tenancy. 6. Washer & Dryer Washer and dryer are included. Tenant will use them appropriately and promptly report malfunctions or damage. 7. Yard / Landscaping The property does not require routine lawn landscaping. Exterior areas consist primarily of rocks and bark. Tenant will keep exterior areas free of tenant-created trash and debris and will comply with applicable property rules. 8. Pets Pets are allowed only with prior written approval. Proposed pets must be disclosed before occupancy or before an animal is brought onto the property. Approved household pets are subject to a separate Pet Addendum. Assistance animals are not pets and will be handled under applicable fair-housing and disability-accommodation requirements. 9. Smoking Smoking and vaping inside the residence are prohibited. Any additional smoking restrictions will be stated in the final agreement and applied as permitted by law. 10. Occupancy Only approved occupants may reside at the premises, subject to applicable occupancy laws. Tenant will promptly notify landlord of any requested change. 11. Maintenance / Damage Tenant will keep the premises reasonably clean and sanitary, promptly report leaks or unsafe conditions, and not intentionally or negligently damage the property, furnishings, appliances, fixtures, or landlord-owned personal property. Normal wear and tear on the appliances will be paid by the tenant. 12. Furnishings Tenant will not remove, sell, discard, donate, transfer, or materially alter landlord-owned furniture or household property without written permission. 13. Alterations No painting, remodeling, permanent mounting, fixture installation, or other material alteration without prior written approval, except as otherwise required by law. 14. Landlord Entry Landlord may enter only as permitted by California law with one day notice, and except where a lawful exception applies. 15. Move-In / Move-Out The parties will use the separate Move-In / Move-Out Inspection Form and Furnished Property Inventory. Photographs may be taken to document condition. Tenant will return landlord-owned furnishings and the premises as required by law, ordinary wear and tear excepted. 16. Required Notices / Disclosures The final agreement will include or attach all disclosures and notices required for this property and tenancy under current California and local law, as applicable. Examples may include statutory notices, lead-based paint disclosure if applicable, Megan's Law notice, bed bug information, smoking policy, flood hazard disclosure if applicable, and any local requirements. 17. Compliance With Law Nothing in this agreement waives a right or obligation that cannot lawfully be waived. If a provision conflicts with mandatory law, the mandatory law controls.
