When reasonably necessary based on the source or nature of the income, the Landlord may require additional documentation to demonstrate a history of stable income. Acceptable documentation may include recent pay stubs, W-2s, tax returns (up to the two most recent tax years), employer verification, benefit statements, bank statements, invoices, contracts, or other documentation reasonably requested by the Landlord. Credit, background, and eviction screening are required. Applicants must have a minimum credit score of 700. Applicants must provide accurate, complete, and truthful information. Providing false, incomplete, or misleading information may result in denial of the application. Occupancy is subject to applicable federal, state, and local laws and health and safety requirements. Electronic Income Verification The Landlord may accept electronic income verification reports, including a Plaid Income Report or similar third-party income verification service, in place of or in addition to traditional income documentation. If the electronic verification report does not sufficiently verify the source, amount, or stability of income, the applicant may be asked to provide additional documentation before a final decision is made. Employment Verification The Landlord may verify employment, self-employment, retirement benefits, or other lawful sources of income with employers, agencies, financial institutions, or other appropriate sources. Rental History Applicants must demonstrate satisfactory rental history. The Landlord may contact current and previous landlords to verify payment history, lease compliance, property care, and tenancy history. Eviction History Applicants with recent eviction judgments or outstanding balances owed to previous landlords may be denied, subject to applicable law. Criminal Background A criminal background screening may be conducted in accordance with applicable law. Criminal history, if any, will be evaluated on an individualized basis, considering factors such as the nature and severity of the offense, the time elapsed since the offense, and its relevance to resident safety and property protection. Incomplete Applications Applications will not be processed until all required information, supporting documentation, authorizations, and applicable application fees have been received. If an applicant does not provide requested information or documentation within the time period specified by the Landlord, the application may be considered incomplete and may be withdrawn or denied. Lease Term The standard lease term is twelve (12) months unless otherwise agreed to in writing. Security Deposit A security deposit is required before move-in. The required amount will be stated in the lease agreement. Application Fee A non-refundable application fee, if applicable, is due from each adult applicant before application processing begins. Pets Pets are permitted only with the Landlord's prior written approval and are subject to the property's pet policy. Additional deposits, fees, pet rent, breed restrictions, or weight restrictions may apply. Service animals and assistance animals will be accommodated in accordance with applicable law. Verification and Approval Approval is contingent upon the applicant meeting the published rental qualification criteria and the successful verification of all information provided in the application and supporting documentation.
