Tenant is responsible for all utilities except water and sewer. Residents are expected to maintain the property in clean and good condition, including lawn care and snow removal. Tenants are responsible for any damages caused by themselves, guests, or pets, as well as pest issues resulting from negligence. Up to two pets are permitted with approval; unauthorized pets, additional occupants, subletting, or Airbnb/short-term rentals are strictly prohibited and may result in additional fees or lease violations. Rent must be paid on time. Returned checks, late payments, unpaid utilities, damages, fines, or repair costs may be treated as additional rent. Repairs exceeding $500 may be shared on a 50/50 basis between landlord and tenant, depending on the nature of the repair. A $350 cleaning fee may be deducted from the security deposit if the property is not left in acceptable condition at move-out. Lease renewals require a 60-day written notice. Otherwise, the lease will convert to a month-to-month tenancy, which may include up to a 5% annual rent increase. Renters insurance is required and must be maintained throughout the tenancy. All tenants must comply with the lease terms, safety requirements, and applicable New York State laws.
