Lease terms

- [ ] Pets- Pets are not permitted on the property unless agreed upon. The home has been updated and has never had pets inside since update. Contact Landlord for special needs fees will apply. - [ ] Parking in front of driveway two spots or behind the home in empty lot behind the garage is preferred. Tenant is responsible for vehicles parked outside. - [ ] Noise Tenant is responsible for respecting local town noise polices. Tenant is responsible for any infractions or complaints. One or more excessive complaints will result in renegotiation of lease - [ ] Trash Tuesday and Thursday mid morning is collection time. Trash Bags under the sink. - [ ] Internet- Internet is included in the Rental Agreement and password will be available for usage at check In - [ ] Utilities Water Gas Trash Internet Electric are all included in the rent. Tenant will be responsible with invoice break down if excessive amounts of utilities are being used. Central Heat and Air keeps the house at a comfortable average. For help setting thermostat call the emergency landlord line. - [ ] Check In- At the time of check in if you have any safety concerns contact the emergency landlord number. - [ ] Check Out - Tenant is to leave the property in the same condition as check in. Wash your dishes and remove trash to area on side of the house by garage. Please do not move the furniture or move decor. Cleaning service will document unusual check outs. - [ ] Guest - Tenant is liable and responsible for all guest not on the lease agreement. - [ ] Accidents -Landlord is not responsible for accidents and if tenant has safety concerns notify landlord immediately on the the emergency number. Tenant will be responsible for winter safety rain, sleet, snow safety. - [ ] House Hold Items provided: Dishes, Sheets, Blankets, Pillows. Cooking essentials pots, pans, flatware, cups, coffee mugs, table settings for 6, trash bags, toilet paper, paper towels. - [ ] Items not provided for extended stays are extra towels, extra soap, extra toilet paper - [ ] Cameras- Blink cameras are located at each door exit. Tenant can log in with their own account or choose to have them disabled during stay. - Use of Drugs and Smoking cigarettes cigars etc. tobacco in the house is not permitted. Smoking outside the house and discarding tobacco trash in ash trays. Tenants that smoke in the home will pay $350 cleaning fee. *Home is for sale and listing live on MLS. Tenant is responsibility for keeping the property in clean Showing condition if property manager calls for a showing 24 hours in advance per listing agreement agent will meet at the property and tenant is to not disturb or comment during showings.
