Lease terms

Pets: We allow up to 2 pets of any type/size. There is no pet rent, however there will be a refundable $250 pet deposit collected at move-in. All pets must be disclosed and listed on the lease, tenants are responsible for any damages to the property caused by pets. Check In/Check Out: Check in is available beginning at 3pm on the check in date. The Tenant will receive their check in instructions and electronic door code on the morning of the check in date. Check out must be completed by 10am on the checkout date. Utilities: The Landlord shall be responsible for all utilities and services incurred in connection with the Leased Property. If the combined electricity and water/sewer bill exceeds $300 in a month, the amount over $300 will be billed back to the Tenants. Keys: All keys and key fobs issued to the Tenant upon check in must be left behind in the unit when checking out. Any unreported lost or missing keys will result in a $400 rekeying fee. Booking Cancellation Policy: The Tenant may cancel booking without penalty more than 45 days prior to check in. If Tenant cancels booking fewer than 45 days prior to check in, the first 30 days of booking are non-refundable. Tenant will be refunded the security deposit, pet deposits, and cleaning fee. Early Termination Policy: Leases will be signed for a fixed term. If the Tenant should terminate the lease before the date agreed upon in this document, Tenant shall pay an early termination fee in the amount equal to one month's booking.

Welcome to Marquee! This 4th floor, 450 sq ft studio is set in a historic 1920s prewar condo building in the heart of Nob Hill - one of Portland's most walkable and charming neighborhoods. Inside, you'll find a queen-size Murphy bed with blackout curtains, a comfortable living area with a Smart TV, and a large closet for extended stays. The fully outfitted kitchen includes everything you need to whip up a gourmet meal. There is a dedicated workspace and high-speed WiFi to make remote work easy. The studio condo is perfectly situated in a lively urban neighborhood, which means you may hear the sounds of the city. Most guests find this adds to the charm of staying in such a vibrant area, but we've also provided white noise machines for added comfort. This building is a condo unit building. The residents are friendly and kind. Most are owners who live in the building. The laundry is located on the ground floor and is shared amidst the units. It's FREE and located on the ground floor. Trash & recycling are located on the ground floor outside. Guests have private access to the studio apartment, including the full kitchen, bathroom, on-site laundry (shared), outdoor courtyard (communal), and downstairs gym on the first floor. You'll also have your own dedicated off-street parking spot and can enjoy easy, flexible entry with the smart lock. Due to the Embassy building's historic designation, we are limited with regard to smart locks and remote access. We are not permitted to install smart locks with keypads or lockboxes outside the building, so you will need to be comfortable with using a call box to get buzzed into the building by us, as well downloading and using an app to access the unit.
