Tenant shall, at Tenant's sole cost and expense, be responsible for the following during the lease term: Maintain the premises in a clean, sanitary, and safe condition at all times. Pay all utilities and services assigned to Tenant, including but not limited to electricity, water, sewer, gas, trash, internet, cable, and any other applicable utility charges unless otherwise stated in this Lease. Promptly notify Landlord of any maintenance issues, damage, defects, or conditions requiring repair. Replace consumable items and perform routine upkeep, including light bulbs, HVAC filters, smoke detector batteries (if applicable), and general housekeeping. Properly dispose of garbage and recycling in designated areas and comply with local waste collection requirements. Maintain lawns, landscaping, irrigation, and exterior areas if assigned under this Lease. Prevent damage to the property and be responsible for repairs resulting from Tenant negligence, misuse, abuse, or that of Tenant's occupants, guests, invitees, or pets. Comply with all homeowner association (HOA), condominium, community, municipal, and governmental rules, regulations, and ordinances. Refrain from making alterations, painting, installations, or improvements without prior written consent from Landlord. Return the premises at move-out in substantially the same condition as received, excluding ordinary wear and tear, with all personal property removed and the property professionally cleaned or broom-clean as required under this Lease.
