Lease terms

12-month lease preferred. First month's rent and a security deposit equal to one month's rent are due at lease signing. Rent is due on the 1st of each month. A 3-day grace period applies, after which a $25 late fee will be assessed. Tenant is responsible for all utilities, including water, sewer, garbage (City of Post Falls), and electricity (Avista). Tenant is responsible for routine lawn care and yard maintenance. Landlord is responsible for HOA dues and maintenance or repairs to the home, including sprinkler system repairs. Up to two dogs may be considered on a case-by-case basis with landlord approval. A pet deposit and/or monthly pet rent may apply. No smoking or vaping is permitted inside the home or in the garage. 3 vehicle garage parking plus driveway, street if needed. No rv or boat parking.
