Lease Term. This Lease shall commence on [Start Date] ("Commencement Date") and shall continue on a month-to-month basis, with each rental month beginning on the Commencement Date and ending on the corresponding date of the following month. Either Landlord or Tenant may terminate this Lease by providing not less than thirty (30) days' written notice prior to the end of the current monthly rental period, unless otherwise required by Florida law or the Calusa Country Club Condominium Association. Rent shall be payable monthly in advance on the [1st day] of each rental month. HOA Rules & Approval. Tenant acknowledges that the Premises are located within Calusa Country Club, a deed-restricted condominium community. Tenant agrees to comply with all Condominium Association rules, regulations, bylaws, and community policies, including but not limited to rules regarding occupancy, parking, noise, pets, amenities, and conduct. This Lease is subject to HOA approval, if required. Tenant agrees to timely complete any required application, background check, and orientation as mandated by the Association. Any fines, violations, damages, or penalties imposed by the Association resulting from Tenant's actions or those of Tenant's guests shall be the responsibility of the Tenant and shall be treated as additional rent.
