Well Trained Pets Allowed: Tenant agrees not to keep, maintain, or allow any pets on the premises without the prior written consent of the Landlord. Non-Refundable deposit of $600 for pets No Smoking: Smoking is strictly prohibited inside the premises. Tenant agrees not to smoke or permit others to smoke within the property. Background Check: Tenant agrees to undergo a comprehensive background check as part of the application process. The background check may include, but is not limited to, credit history, criminal record, and rental history. Please provide at least one reference that can be called. Maintenance Responsibilities: Tenant is responsible for routine maintenance tasks, including but not limited to: Changing light bulbs Regular cleaning Replacing Smoke Detector Batteries Yard maintenance (if needed) Replacement of HVAC filters Reporting any damages promptly Snow Removal on sidewalks Utilities: Tenant is responsible for all utilities, including water, electricity, gas, cable, internet, and any other services required for the property. Property Inspections: Landlord reserves the right to conduct periodic property inspections with reasonable notice to ensure compliance with the terms of this agreement. Termination of Lease: Either party may terminate this lease with written notice in accordance with the state laws. Tenant agrees to provide at least 60 days' notice prior to vacating the premises. Security Deposit: The security deposit will be refunded within 15 days after the termination of the lease, less any deductions for unpaid rent or damages. Deposit is $4,000. Governing Law: This Agreement shall be governed by the laws of the state of Colorado.
