Lease terms

Basic Terms 12 Months Lease Rent Amount $2,600 due on the 1st of the month - Security Deposit $2,600 + Application Fees (Application fees are non-refundable as they are utilized to inspect credit worthiness and criminal background history) -Late Fees You will be charged a penalty of 4% of the monthly rent if payment is more than 20 days late. Responsibilities - Utilities Tenant is responsible for: Electricity, Water, Internet, Trash Collection, - Maintenance and Repairs Tenant is responsible for lawncare maintnance and may face HOA violations for not upkeeping. Landlord is reponsible for repairs of home, unless tenant has damaged the home due to negligence. - Appliance Maintenance Tenant is to work in conjuction for appliance maintnance such as HVAC filter resets. Tenant is to utilize appliances and apply general accepted care and usuage for upkeep. Restrictions - Pets No pets of any kind. - Smoking Smoking is not allowed inside the property. - Alterations Any Alteration or improvement to the home will be done in coordination with landlord after requesting such change and receiving approval first. - Subletting No subletting. Access and Inspections - Entry by Landlord Landlord reserves the right to notify tenant up to 24 hours in advance of entry required into home for maintnance or check ins. Only in case of emergency will landlord enter a home in the emergency situation that a repair is actively needed. - Move-in/Move-out Inspections Tenant may have a move in inpsection up to 7 days prior to moving in and will have a move out inspection up to 7 days prior to moving out. Legal and Compliance - Use of Premises States that the property is to be used for residential purposes only. - Compliance with Laws Requires the tenant to comply with all applicable laws, ordinances, and community rules. - Insurance Specifies whether renters insurance is required. Renewal and Termination - Renewal Terms Landlord will outreach 2 months prior end of lease to offer a renewing contract or understand that tenant is not renewing and will place active on market for rent. - Early Termination Tenant may ask for early termination, however they agree that they will still pay the month of which they choose to leave and will not receive their security deposit back due to early termination. Landlord may provide 60 days notice to notify tenant of early termination due to home becoming a primary home for landlord once again.
