Lease terms

Lease Term Minimum 12-month lease required. Lease may be renewed upon mutual written agreement. The apartment is intended for long-term residential use only. Rent Payments Rent is due on the 1st day of each month. Tenant is provided a five (5) calendar day grace period following the due date. Rent not received by 11:59 p.m. on the 5th calendar day after the due date will be considered late. Any late fees assessed shall comply with applicable Colorado law and the signed lease agreement. Tenant remains responsible for all unpaid rent, late fees, and other lawful charges until paid in full. Occupancy Maximum occupancy: 4 persons. Only individuals listed on the lease may reside in the apartment. Guests staying more than 14 consecutive days or 21 days in any 12-month period require prior written approval from the Landlord. Utilities Included The following utilities are included in the monthly rent: Electricity Natural Gas Water Sewer Trash & Recycling High-Speed Wi-Fi Parking Two private off-street parking spaces are included. Smoking & Drug Policy No smoking, vaping, or use of tobacco, marijuana, cannabis, or any other smoking products is permitted inside the apartment. No illegal drugs or unlawful activity are permitted anywhere on the property. Pet Policy No pets permitted. Subletting & Short-Term Rentals No subletting, assignment of the lease, Airbnb, VRBO, or any other short-term rental use is permitted without the Landlord's prior written consent. Maintenance & Repairs Tenant is responsible for maintaining the apartment in a clean and sanitary condition. Tenant shall promptly report maintenance issues or repair needs. Tenant is responsible for damage caused by themselves, their occupants, or guests beyond normal wear and tear. Because the apartment is part of a shared residential property, the Landlord or maintenance personnel will conduct routine monthly maintenance visits for preventive maintenance, including HVAC servicing, filter replacement, plumbing inspections, safety checks, or other necessary maintenance. Except in emergencies, the Landlord will provide reasonable advance notice before entering the apartment in accordance with Colorado law. Landlord Entry The Landlord may enter the apartment with reasonable advance notice for inspections, repairs, maintenance, improvements, or other lawful purposes. Immediate entry without prior notice is permitted only in the event of an emergency or as otherwise allowed by Colorado law. Renters Insurance Renters insurance is strongly recommended to protect the Tenant's personal belongings. The Landlord is not responsible for loss or damage to the Tenant's personal property due to theft, fire, water damage, or other unforeseen events. Tenant Default Tenant shall be considered in default of this Lease if any of the following occur: Failure to pay rent or other amounts due under the Lease. Material violation of any Lease term. Unauthorized occupants or guests. Unauthorized pets. Unauthorized subletting or short-term rentals. Damage to the property beyond normal wear and tear. Illegal activity occurring on or around the premises. Repeated violations of community rules or conduct that interferes with the quiet enjoyment of other occupants. Nonpayment & Lease Violations If Tenant fails to pay rent when due or materially violates any provision of this Lease, the Landlord may issue any notices required under Colorado law. If the violation is not corrected within the legally required time period, the Landlord may terminate the tenancy and pursue all remedies available under Colorado law, including: Filing an eviction (Forcible Entry and Detainer) action. Recovering possession of the property. Collecting unpaid rent and other lawful charges. Recovering damages, court costs, and any other remedies permitted by law. Compliance with Laws Both the Landlord and Tenant agree to comply with all applicable federal, Colorado, Adams County, and local housing laws, including all applicable Fair Housing laws and the Colorado Residential Landlord and Tenant Act. Additional Terms Quiet enjoyment of the property is expected at all times. Tenant is responsible for ensuring family members and guests comply with all Lease terms. No alterations, painting, remodeling, satellite dishes, or installation of fixtures without prior written approval from the Landlord. The apartment shall be used solely as a private residence. Tenant agrees to maintain the property in a clean, safe, and sanitary condition throughout the Lease term. Upon move-out, the apartment must be returned in substantially the same condition as received, excluding ordinary wear and tear. Failure to comply with these Lease Terms may constitute a material breach of the Lease and may result in termination of the tenancy as permitted under Colorado law. No pets. No smoking inside the apartment. No illegal drugs or unlawful activity on the property.
