Lease terms

Property Description The Premises consist of the lower residential unit of the two-family dwelling located at 1829 Hertel Avenue, Buffalo, NY 14214, containing approximately 1,260 square feet of finished living space. The unit includes three (3) bedrooms, one (1) bathroom, living room, dining room, kitchen, front porch, and exclusive use of the basement for storage and laundry. The following appliances are provided by the Landlord: refrigerator, stove/oven, dishwasher, and microwave (if applicable). Laundry hookup can be available. Parking & Outdoor Areas Tenant parking is street parking only. The driveway, garage, backyard, and attic are not included in the lease and are reserved exclusively for the Landlord. Tenant shall not park in, block, or otherwise obstruct the driveway at any time. Tenant is responsible for ensuring that guests, visitors, delivery drivers, and contractors also do not block or use the driveway. Space in basement can be provided for storage. Utilities The Landlord is responsible for water, sewer, trash collection, lawn maintenance, and snow removal. The Tenant is responsible for gas, electricity, internet, cable, and any other utilities or services not specifically listed as the Landlord's responsibility. Pet Policy No dogs or cats are permitted on the Premises. Small caged pets (such as hamsters, guinea pigs, rabbits, birds, reptiles, or similar household pets) and fish are permitted only with the Landlord's prior written approval. All approved pets must be properly housed and cared for at all times. Unauthorized pets shall constitute a violation of this Lease. Smoking Policy Smoking or vaping of any kind is not permitted inside the apartment, common areas, basement, or anywhere on the Premises.
