Lease terms

1 year lease. Rent is $24,000 for the year and payable in 12 monthly installments of $2,000. Security deposit of $2,000. First month rent plus security deposit to be paid at signing of lease, a total of $4,000. Renters required to join and comply with the Sun City Center Community Assn policies and pay the annual membership fee (in 2026 Assn fee was $346 per person). No local HOA fee. No pets. No smoking/vaping. Renter pays utility fees directly to utility companies: TECO electric and Hillsborough County Water services. Weekly garbage and recycling services included in water bill. Renters are responsible for maintenance of the property including lawn care, landscaping, exterminator and pest control, AC filters, small repairs beyond normal wear and tear. The personal property of the renter is not insured for damage or loss by the owner and must be insured by the renter. Hurricane shutters for windows and door openings are provided for the property. See lease for final details. Washer and dryer are available for renter "as is" meaning any repairs will be for account of the renter.
