Absolutely no smoking allowed. Application fee of $75/per adult is required as well as first, last and security deposit. Owner pays for lawn service. Tenant is responsible for all utilities: water/sewer/garbage, electric and cable/internet as well as routine maintenance items such as air filters changed monthly, clogged drains (unless because of breaks in the sewer lines), jammed disposals, loose screws, pest control, light bulb change, etc. If you ask for service for one of these items the bill will be your responsibility as additional rent. Refrigerator/freezer breakdown, water leaks, roof leaks or some structural item which puts you in immediate danger or compromises your safety are considered emergencies and should be handled accordingly, i.e. immediately turn off the main water valve and electrical breakers if necessary. Tenant is responsible for keeping the property in good repair. Irrigation system is excluded from repairs by owner. Washer and dryer on site are available but tenants are responsible for repairs and or replacement.
