Parking Limits: Due to a shared main driveway with our neighbor and strict physical infrastructure limits, parking is absolutely restricted to exactly one designated vehicle space. No guest, secondary, or oversized vehicle parking is available on-site.
Shared Environment: The studio is located on the lower level of our guest house. Shared amenities like the driveway, yard, and pool are shared directly with the primary homeowners and our family. The property infrastructure and septic system are optimized for minimal residential impact.
Applicant Screening Requirements:
To ensure a safe and stable fit for our shared family property, all applicants must meet the following baseline criteria prior to a formal application review: Verifiable gross household income of at least 3x the monthly rent. Minimum credit score of 700 with zero history of evictions or utility collections. Successful completion of a background check, credit check, and positive rental references from previous landlords.
