Utilities Tenant shall be responsible for payment of all utilities and services serving the Premises, including but not limited to electricity, gas, water, sewer, trash, internet, and cable, unless otherwise agreed to in writing. Rent & Move-In Charges First and last month's rent shall be due and payable at the time of lease signing. Rent shall be paid in accordance with the terms of this Lease and Oregon Revised Statutes Chapter 90. Smoking Policy Smoking, vaping, or use of tobacco, cannabis, or similar substances is strictly prohibited inside the dwelling, garage, and all interior areas of the Premises, in accordance with ORS 90.303. Violation of this policy shall constitute a material breach of the Lease. Pets Up to two (2) pets may be permitted with prior written approval of Landlord and subject to applicable deposits and/or fees as allowed under Oregon law. Unauthorized pets shall constitute a violation of the Lease. Nothing in this section limits Tenant rights related to service animals or assistance animals as defined by applicable federal and state law. Renter's Insurance Tenant shall maintain renter's insurance for the duration of the tenancy, including personal property coverage and general liability coverage with minimum limits of $100,000 per occurrence, and shall provide proof of coverage upon request. Failure to maintain renter's insurance shall constitute a breach of this Lease. Subletting & Short-Term Rentals Tenant shall not sublet, assign, license, or otherwise permit occupancy of the Premises by any third party without the prior written consent of Landlord. Use of the Premises for short-term rentals, including but not limited to Airbnb, Vrbo, or similar platforms, is strictly prohibited and shall constitute a material violation of this Lease and grounds for termination. Lease Term Unfurnished Rentals: The minimum lease term shall be twelve (18) months. Furnished Rentals: The minimum lease term shall be three (3) months, unless otherwise agreed to in writing. Any holdover tenancy shall be governed by ORS 90.427 unless otherwise specified in writing. Material Noncompliance Clause Violation of the smoking policy, unauthorized pets, failure to maintain renter's insurance, or prohibited short-term rental activity shall be considered material noncompliance under ORS 90.392 and may result in termination of tenancy. Utilities Clarification Tenant acknowledges that utility usage may fluctuate seasonally and agrees that utility costs are the sole responsibility of Tenant.
