DOGS CONSIDERED We can consider non-aggressive dogs only. A monthly pet rent shall apply. Dogs must be walked on leashes off the property and cleaned up after. DUPLEX Unlike the other mega condos and apartment buildings, you will find more privacy and calm living in this duplex apartment. This listing is for the 5-Bedroom Unit A. Unit B is an adjacent 1-Bedroom unit that may also be occupied by other short-term, temporary occupants during your stay. Note that both units have their own living spaces, outdoor areas, main entrances, and parking spaces. There is no need for any interaction between the two unit occupants. ALL occupants of both Unit A and B shall observe quiet hours outdoors from 10 P.M. CST to 8 A.M. CST. TRASH 2 trash cans are located on the LEFT side of the house. Please put the can out on Monday and Thursday evenings for early morning pick-up the next day. Once emptied, please return the can to the side of the house. PEST CONTROL Florida is a tropical state with many large flying bugs & beetles. Although the property is maintained monthly by a professional pest control service, you may still come across these critters during your stay with us, especially the Asian Cockroach. This small brown cockroach lives outdoors and may follow you into the house because it is a STRONG flier and is attracted to the light. But please do not be alarmed, these critters are not harmful and die quickly inside the home. You can help minimize your exposure to these bugs (and keep the air conditioning inside) by keeping all external doors and windows closed at all times. OTHER HOUSE RULES -Use all furniture, appliances, and home goods as intended. Please do not rearrange furniture or wall decor. -No parties or large events are allowed -No smoking/vaping indoors. Please smoke outdoors only with doors and windows closed. -No illegal uses allowed -No drugs allowed -No fireworks allowed anywhere on site -Toilet Use: Do not flush anything other than toilet paper into the toilet. Prohibited items include feminine products, diapers, paper towels, tissues, wipes of any kind, or trash of any kind. This house uses a lift pump. Any foreign matter may cause damage to the pump and back up the sewer line. You will be responsible for all repairs or replacement costs in their entirety if there is any evidence that you have damaged the pump and/or backed up the sewer main from misuse or abuse. -No Garbage Disposal: Use the sink strainers when washing dishes, and dispose of all food scraps into the trash because there is NO garbage disposal. Any foreign matter may cause damage to the lift pump and back up the sewer line. You will be responsible for all repairs or replacement costs in their entirety if there is any evidence that you have damaged the pump and/or backed up the sewer main from misuse or abuse. -Close Doors & Clean Kitchen: Florida is a tropical state with many large flying bugs & beetles, particularly the Palmetto Bug (a.k.a. the American cockroach). They are VERY COMMON. This home is maintained by a professional pest control service every month. To keep the house bug-free and cool, keep external doors closed at all times, clean the dishes, kitchen counters, and dining tables after every meal, and keep all food in sealed containers or refrigerators to avoid pests (e.g. cockroaches, ants, and rodents) from moving in with you! UTILITIES The tenant pays for electricity, water, and water. The owner pays for WiFi. MAINTENANCE Front landscape and pool maintenance are provided by the owner. The tenant is responsible for keeping the home clean and in good use. All appliances and features shall be used as intended. However, if there are any maintenance issues, please call the owner to schedule all repair calls. The owner shall be responsible for any damages caused by normal wear and tear. CAPACITY The base monthly lease rate covers 14 occupants on the lease. To add more occupants to the lease, an additional rental fee may apply. You may have guests visit for no more than 6 consecutive days or 14 days in total within a 6-month period. SECURITY DEPOSIT + OTHER FEES * $35 application fee. * A refundable security deposit of 1 month's rent is collected to pay for any outstanding utility bills and/or extraordinary cleaning fees, repairs, or damages caused by you and your guests during your stay. * A $525 move-out cleaning fee is charged at lease signing. * Pet fee: $25 per pet per month. Refundable pet deposit: $250 per pet. * ONLY available on Nov 1, 2025 - Feb 28, 2026. PAYMENT TERMS This is a short-term, temporary lease. Upon signing, all security deposits, move-out cleaning fee, and 50% of the total rent owed shall be paid. The remaining balance shall be paid 10 days prior to the start of the lease term.
