Lease terms

No Smoking: The renter agrees not to smoke or permit smoking inside the leased property. This includes all tobacco products, electronic cigarettes, and any other smoking devices. Any violation of this term will result in a penalty fee and/or termination of the lease agreement. Rent: The renter shall pay the monthly rent amount in full on or before the due date, as specified in the lease agreement. Failure to pay rent on time will result in late fees. Electricity: The renter is responsible for paying the electricity bill for the leased property. The renter shall keep the electricity account current at all times and provide proof of payment upon request. Water: The renter is responsible for paying the water bill for the leased property. The renter shall keep the water account current at all times and provide proof of payment upon request. Internet/Cable: The renter is responsible for paying for the internet and cable services for the leased property. Security Deposit: The renter shall pay a security deposit, equal to one month's rent, prior to moving into the leased property. The security deposit will be returned to the renter at the end of the lease term, provided that the property is returned in the same condition as it was at the beginning of the lease, less reasonable wear and tear. Maintenance and Repairs: The renter is responsible for reporting any necessary maintenance or repairs to the landlord in a timely manner. The landlord will be responsible for repairing any issues that arise due to normal wear and tear. However, if the issue is due to the renter's negligence or intentional act, the renter shall be responsible for the cost of repair. Alterations: The renter shall NOT make any alterations to the leased property without the prior written consent of the landlord. Subletting: The renter shall NOT sublet the leased property to any third party without the prior written consent of the landlord. Pets: No pets are allowed on the rental property without the prior written consent of the landlord Termination: Either party may terminate this lease agreement upon giving 30 days' notice to the other party. Right of Entry: The landlord or their agent shall have the right to enter the rental property at reasonable times to inspect, maintain, or make repairs to the property. The tenant(s) will be given reasonable notice of such entry, except in the case of an emergency.
