Lease terms

1. RENT AND SECURITY DEPOSIT Tenant shall pay rent in the amount of One Thousand Nine Hundred Fifty Dollars ($1,950.00) per month, due on the 1st day of each month, with a three (3) day grace period. If rent is not received after the grace period, Tenant shall be responsible for a late fee of One Hundred Fifty Dollars ($150.00). A security deposit in the amount of One Thousand Nine Hundred Fifty Dollars ($1,950.00) shall be paid prior to occupancy and held in accordance with Florida law. 2. LEASE TERM The term of this Lease shall begin on 08/01/2026 and end on 08/01/2027. Any renewal or extension must be in writing and signed by both parties. Upon expiration, Tenant shall vacate unless a written extension is executed. 3. SECURITY DEPOSIT TERMS The security deposit may be used for unpaid rent, late fees, damages beyond normal wear and tear, cleaning costs, replacement of missing items, utility charges owed by Tenant, or lease violations. Within thirty (30) days of Tenant vacating, Landlord shall provide either: (a) full refund of remaining deposit, or (b) an itemized written statement of deductions as required by Florida law. Tenant must provide a forwarding address for return of deposit. 4. DEFAULT AND BREACH OF LEASE The following constitute material default: (a) failure to pay rent after grace period (b) violation of lease terms (c) violation of HOA rules (d) unauthorized occupants or subletting (e) damage beyond normal wear and tear (f) illegal activity on premises Upon default, Landlord may issue legally required notices and pursue all remedies under Florida law, including termination, eviction, damages, and recovery of unpaid rent. Tenant is responsible for attorney's fees and court costs. 5. MAINTENANCE RESPONSIBILITIES Landlord is responsible for structural components including roof, exterior walls, and major building systems unless damage is caused by Tenant or guests. Tenant is responsible for maintaining interior cleanliness, sanitation, and prompt reporting of maintenance issues. Tenant is liable for damage caused by misuse, negligence, or failure to report issues. 6. ENTRY AND INSPECTION Landlord may enter the premises with reasonable notice (generally 24 hours when practicable) for inspections, repairs, or maintenance. Landlord may enter without notice in emergencies, suspected abandonment, or urgent safety/property conditions. 7. UTILITIES AND SERVICES Unless otherwise agreed in writing, Tenant is responsible for all utilities including electricity, water, internet, and any services not explicitly included in rent. 8. RENT STABILITY GUARANTEE Provided Tenant remains continuously in occupancy and fully compliant with this Lease, monthly rent shall not increase for three (3) years, including any renewal periods within that timeframe. Any lease violation shall void this guarantee. This provision does not guarantee renewal beyond the stated lease term. 9. OCCUPANCY AND USE Only approved tenants may reside in the unit. Guests may not stay longer than fourteen (14) consecutive days or thirty (30) days per year without written approval. Subletting, Airbnb, VRBO, or any short-term rental is strictly prohibited. No commercial activity increasing traffic, noise, or disturbances is permitted. 10. PROPERTY CARE AND MOLD PREVENTION Smoking or vaping is prohibited inside unit and all common areas. Tenant shall maintain air conditioning and ventilation systems to prevent moisture buildup and mold growth. Tenant shall maintain reasonable indoor humidity levels and not disable fans or dehumidifiers. Tenant shall maintain cleanliness of bathrooms, kitchens, and moisture-prone areas, promptly remove standing water, and report leaks or condensation immediately. Tenant shall maintain the premises in a clean and sanitary condition and take reasonable measures to prevent pests. 11. REPAIRS AND ALTERATIONS Tenant shall not perform or authorize repairs to plumbing, electrical, HVAC, or structural systems without written consent. 12. SAFETY AND CONDUCT No illegal activity permitted. No fireworks, hazardous materials, or unsafe conduct. No tampering with smoke detectors or safety equipment. 13. VEHICLES AND PARKING No vehicle repairs in parking areas. Only operable, registered vehicles allowed. Parking only in designated areas and subject to HOA rules. 14. PLUMBING USE Only human waste and toilet paper may be flushed. Tenant is responsible for blockages caused by improper disposal including wipes, grease, feminine products, or foreign materials. 15. CONDOMINIUM ASSOCIATION COMPLIANCE Tenant agrees to comply with all HOA rules and is responsible for any fines or violations caused by Tenant, occupants, or guests. 16. RENTERS INSURANCE Tenant shall maintain renter's insurance throughout the lease term with proof provided upon request. 17. ENTRY AND INSPECTION NOTICE Covered under Section 6. 18. SECURITY DEPOSIT RETURN Covered under Section 3. 19. EARLY TERMINATION OPTION. Tenant may terminate this Lease prior to its expiration provided that all of the following conditions are met: (a) Tenant provides Landlord with at least sixty (60) days' prior written notice of intent to terminate the Lease; (b) Tenant pays an early termination fee equal to two (2) months' rent; (c) Tenant is current on all rent, fees, utility charges, and other obligations under the Lease; (d) Tenant vacates the premises and returns possession to Landlord on or before the termination date specified in the written notice; (e) Tenant returns the premises in the condition required by the Lease, ordinary wear and tear excepted. Upon satisfaction of the foregoing conditions, Tenant shall be released from future rent obligations accruing after the termination date, except for any damages, unpaid charges, cleaning costs, security deposit deductions, or other obligations arising prior to termination. 20. MOVE-OUT CONDITION Tenant shall return premises in clean, sanitary condition, reasonable wear and tear excepted. Tenant may be responsible for cleaning, repairs, or restoration costs necessary to return unit to move-in condition. 21. DEFAULT AND TERMINATION Covered under Section 4. 22. ATTORNEY'S FEES In any action arising from this Lease, the prevailing party shall be entitled to recover reasonable attorney's fees and court costs as permitted by Florida law.
