Lease terms

Leases are offered in 3, 6, 9 and 12 month increments. You must pay rent in full on the date on the date agreed upon in your lease. Failure to do so will result in eviction. No subletting. Renter is responsible for water, gas and electric. Owner pays for Internet but renter is responsible for any streaming services on the TV. No smoking in the house or on screened porch. Quiet hours are 9PM - 7AM. In Georgia, renters are legally obligated to pay rent on time, avoid illegal activities, maintain the property in a clean condition, and promptly report needed repairs to the landlord. Tenants are also financially responsible for any damages they or their guests cause that exceed normal wear and tear Damages caused by negligence, misuse, or abuse such as broken windows, large wall holes, or stained carpets are your responsibility to fix or cover. You must notify the landlord of any maintenance or dangerous issues as soon as you notice them . Regular up keep is the tenants responsibility, ei, changing lightbulbs, taking out the trash. You are required to keep the rental space clean, sanitary, and free of hazards. When vacating, you are responsible for leaving the property in a similar state of cleanliness and repair as when you moved in.
