Lease terms

* No prior evictions or history of late rent payments. * First month's rent, last month's rent, and security deposit due at signing. * Tenant is responsible for all utilities, owner covers HOA fees. * No smoking on the premises. * Up to 2 pets allowed, non-refundable pet fee of $200 per pet. * Tenant must maintain the property and report necessary repairs promptly. No alterations (e.g., painting, fixtures) without written approval. * No subletting or long-term guests without written approval. * Tenant is required to maintain renter's insurance with a minimum of $100,000 liability coverage throughout the lease term. * Late fees apply if rent is not paid by the due date. Comply with parking regulations. * Residential use only; illegal activities strictly prohibited. * Landlord may enter the property with at least 12 24 hours' notice for inspection, maintenance, or to ensure compliance with lease terms. * 30-day notice required for lease termination or renewal.
