Lease terms

This lease is for one tenant only and applies to the large bedroom in the home. Shared areas include the downstairs kitchen, downstairs half bath, living room 1, living room 2, driveway, garage, and the upstairs bathroom shared with one other tenant. Tenant will receive a front door key, garage door key, and garage door opener, and may use garage and driveway parking. Tenant must notify landlord of any issues with the property or other tenants. Tenant agrees not to close air registers in the home, to be respectful of other tenants' sleep schedules, and to clean up after themselves. No smoking, vaping, marijuana, or pets are allowed. The shared upstairs bathroom is the joint responsibility of both tenants using it. Tenant is responsible for damage beyond normal wear and tear. References and a security deposit are required before move-in. Lease begins as soon as possible, and 30 days' notice is required before move-out. Lease may be terminated for nonpayment, lease violations, property damage, disruptive behavior, unauthorized occupants or pets, prohibited smoking or substance use, illegal activity, or other serious violations.
