LEASE AGREEMENT 1. **Term of Lease - The lease term is for 30 days minimum with ability to extend with new agreement if it's a good fit for both parties. - Monthly Rent: $4500. 2. **Security Deposit - Tenant agrees to provide a security deposit of $1000 upon signing this lease. - The security deposit will be held by the Landlord as collateral for any damages caused by the Tenant. 3. **Cleaning Fee - A cleaning fee of $250 is due upon checkout. - This fee covers standard cleaning and maintenance of the premises. 4. **Restrictions - No pets are allowed on the premises. - No smoking is permitted inside the property. - No events or parties are allowed without prior written consent from the Landlord. 5. **Noise Ordinance - Tenant agrees to comply with the noise ordinance regulations of Bend, Oregon. - Tenant is responsible for any fines or penalties incurred due to noise violations. 6. **Utilities - Monthly rent includes all utilities, WiFi, and YouTube TV. 7. **Parking Policy - 1 space in the driveway and 2 spaces on the street in front. 3 cars max at all times. Garage is smaller entry which would allow a smaller vehicle. 8. **Termination - Failure to follow rules of the home will lead to early termination without reimbursement. - For longer term leases (6 months or greater) either party can terminate said lease with a 60 day notice. Rent will be due for those 60 days. 9. **Condition of Premises - Tenant agrees to return the premises in the same condition as received, excluding normal wear and tear. 10. **Security Deposit Refund - The security deposit will be refunded within 14 days after the termination of the lease, minus any deductions for damages. 11. **Governing Law - This Agreement shall be governed by the laws of the state of Oregon. IN WITNESS WHEREOF, the parties hereto have executed this Lease Agreement upon booking date.
