12 mos lease Owner pays for water, sewer and garbage. Pets welcome, 2 pet max. Carport included in rent. No smoking in homes or within 25 feet of doors or windows. We look for our applicants to have a +650-credit score, but can work with 600-649. We look at good rental history, with no prior evictions or collection accounts related to housing. The income requirement is 2.5 times the monthly rent, as a combined household. We also do a background check for criminal history. We are going to look at the picture as a whole, so it is not black and white. We will look at individuals, as well as co-applicants in a bigger picture. If you are unable to meet our approval requirements, you may be able to have a cosigner. The cosigner must have a +700 credit score, and an income of 4x the monthly rent. They will go online and apply, just as you, but will apply as a cosigner.
