Key Lease Terms Monthly Rent: $2695 price Lease Term: 12 months (renewable upon mutual agreement). Early termination requires 60 days' written notice plus payment of remaining rent or applicable fees. Security Deposit: $2,695 refundable after move-out minus any damages or unpaid amounts (per Florida law). Application & Screening: All adult occupants must apply, pass background/credit/eviction checks. No Smoking Policy: Strictly no smoking, vaping, or tobacco/marijuana use inside the home, garage, or on the property. Pet policy: only small breed pets allowed (30 pounds or less). $300 pet deposit required. Landscaping & Flowers: tenants will not change landscaping features. Utilities: Tenant responsible for all utilities (electric, water, sewer, trash, internet, etc.). HOA/Community Rules: Tenant must follow all gated community rules, including pool access, parking, and quiet hours. Occupancy: Maximum 10 occupants. Only those listed on the lease may reside here. Late Fees: Rent paid after the 5th incurs a $50 late fee + 5% per day thereafter. Maintenance & Move-Out: Tenant keeps the home clean and reports repairs promptly. Home must be returned broom-clean (professional cleaning recommended) at move-out. Renter's Insurance: Strongly recommended.
