Key Lease Terms Monthly Rent: $3,200 price negotiable (due on the 1st of each month) Lease Term: 12 months (renewable upon mutual agreement). Early termination requires 60 days' written notice plus payment of remaining rent or applicable fees. Security Deposit: $3,200 (one month's rent), refundable after move-out minus any damages or unpaid amounts (per Florida law). Application Fee: $100 per adult applicant (non-refundable, covers background/credit/eviction screening). Application & Screening: All adult occupants must apply, pass background/credit/eviction checks, and show verifiable income of at least 3x monthly rent ($9,600/month). No Smoking Policy: Strictly no smoking, vaping, or tobacco/marijuana use inside the home, garage, or on the property. No Pets Policy: No pets or animals of any kind allowed. Landscaping & Flowers: Tenant must maintain the yard, mow regularly, water, and care for the existing flowers and landscaping. Utilities: Tenant responsible for all utilities (electric, water, sewer, trash, internet, etc.). HOA/Community Rules: Tenant must follow all gated community rules, including pool access, parking, and quiet hours. Occupancy: Maximum 10 occupants. Only those listed on the lease may reside here. Late Fees: Rent paid after the 5th incurs a $50 late fee + 5% per day thereafter. Maintenance & Move-Out: Tenant keeps the home clean and reports repairs promptly. Home must be returned broom-clean (professional cleaning recommended) at move-out. Renter's Insurance: Strongly recommended.
