Lease terms

1. Lease Term Start Date: 09/21/2025 End Date: 10/21/2026 Renewal: Lease will be renewed upon mutual agreement. 2. Rent Payment Monthly Rent: $ 1850 Due Date: Day 1 of each month Payment Method: Bank deposit or Zelle/Venmo Late Fee: $50 if rent is not paid within 3 days of due date. 3. Security Deposit Amount: $1850.00 (equal to one month's rent) Use of Deposit: Applied for damages beyond normal wear and tear. Return Policy: Refundable within 30 days of lease termination, minus deductions if applied. 4. Utilities & Maintenance Tenant Responsible for: Electricity and internet. Landlord Responsible for: Water, property taxes, and maintenance. Repairs: Tenant must notify landlord of necessary repairs. The landlord will address within 24 to 48 hours. 5. Occupancy & Use Maximum Occupants: Two persons Subletting: Not allowed without prior written consent. The landlord will consider requests on a case-by-case basis. 6. Rules & Regulations Noise Policy: No excessive noise between 10PM and 6AM. Smoking Policy: Smoking (including vaping) is NOT permitted in the apartment or inside the apartment complex. Alterations: Tenant may not modify premises without landlord's consent. 7. Termination & Eviction Notice for Non-Renewal: Per MA law, the landlord is required to provide a "notice to quit" of 14 days (for non-payment of rent) or 30 days (for other reasons). Early Termination Fee: $1850 (one month's rent) if lease is broken before end date. Eviction Grounds: Non-payment, property damage, illegal activities, violation of lease terms.
