$65 application fee for everyone over the age of 18 living in the home. 2.5x's the monthly rent income required - if you currently own a home you must have income to support both properties and prove that you will be vacating your current property. No SUBLETS,AIRBNBS , leasing for someone else etc... MUST have clean verifiable rental history. NO EXCEPTIONS (family members/ friends/ hotels etc. are not considered rental history) Minimum of one year on your current job, active employment (no layoffs) income can be retired /SSI or Disability income -(Must meet income requirements ) No bankruptcies No co-signers Each applicant must qualify individually - dependents living with parents -(18-21 excluded from credit requirements if they are a full time student ) We will verify . They are still subject to the app fee and background checks 580 credit score minimum on properties under $1500 -620 for properties over $1500 , 650 for properties over $2000MUST BE RESERVATION DEPOSIT READY upon application approval (equal to the rental rate at a minimum ). Small pets may be negotiable (under 20 pounds) with a pet deposit. No Rottweilers or Pit Bulls, German Shepherd's are accepted on any of our properties. no evictions or eviction filings Renters insurance required No violent, drug are child crimes Other restrictions may apply.
