Lease terms

This property is offered with a 12-month lease at $2,500 per month. A $2,500 security deposit is required prior to move-in, along with an additional $500 pet deposit and $35 per month per approved pet. Applicants must have a minimum household gross income of 2.5 times the monthly rent, a minimum credit score of 630, verifiable employment and income, positive rental history, and successfully pass a credit and background check. All occupants 18 years of age or older must submit an application. Tenants are responsible for PG&E, water, sewer, trash, internet, and any other utilities, while landscape maintenance is included in the monthly rent. Laundry hookups are located in the attached two-car garage. No smoking or vaping is permitted anywhere inside the home, garage, or on the property. Pets are allowed only with prior written approval. Rent is due on the 1st of each month, and any rent not received by the end of the 3rd day of the month will incur a late fee of $100, plus $10 per day until paid, not to exceed the maximum amount allowed under California law. Tenants are required to maintain the property in a clean and sanitary condition, promptly report any maintenance issues, water leaks, or pest activity, replace HVAC filters regularly, and carry renter's insurance throughout the lease term. No subletting, short-term rentals, or alterations to the property are permitted without the landlord's prior written consent. Unauthorized occupants are prohibited. Failure to comply with these lease terms may constitute a breach of the lease agreement.
