Lease terms

Lease Duration: Minimum 6-month or 12-month lease available. Renewable at the end of the term by mutual agreement. Rent & Move-In Costs: Rent: $2,500/month, due on the 1st Security deposit: $2,500 (one month's rent) Pet fee: $300 non-refundable (small dogs only) Pet rent: $50/month (if applicable) Due at signing: first month's rent + security deposit + pet fee (if applicable) Utilities: Tenant pays all utilities (water, electricity, trash). Utilities must be transferred into the tenant's name before move-in. Cable and high-speed internet are available in the area for tenant setup. Lawn care is included by the landlord at no cost. Occupancy: Maximum 4 occupants. All occupants must be named on the lease. Overnight guests staying more than 7 consecutive days, or more than 14 days within any six-month period, require written approval. Pets: One small dog under 20 lbs welcome with approval. Must be fully vaccinated, licensed, and well-behaved. No aggressive breeds. No cats or other pets. $300 non-refundable pet fee + $50/month pet rent. Tenant keeps the yard clean and is responsible for any pet damage. Smoking: No smoking anywhere on the property, inside or in the backyard. Violations result in fines and possible eviction. Parking: 1-car attached garage plus driveway parking for additional vehicles. Renter's Insurance: Required. Proof of coverage for personal property and liability must be provided before move-in. No lease finalized without it. Maintenance: Tenant handles routine upkeep, including replacing HVAC filters. Major repairs must be reported to the landlord right away. Subletting is not permitted without prior written consent.
