Lease terms

1. Lease Term The lease term is 12 months and will begin on 7/1/26 and end on 6/30/27. 2. Rent The monthly rent is $3400 Rent is due on the first of each month. Rent payments should be made via online options which will be detailed in the lease agreement. A late fee of $25 will be charged if rent is not received within 5 days of the due date. 3. Security Deposit A security deposit of $3400 is required before moving in. The deposit will be refunded at the end of the lease term, minus any deductions for damage or unpaid rent. 4. Utilities Tenant is responsible for the following utilities: Cable/internet, electricity, and water/sewer. 5. Maintenance and Repairs Tenant agrees to maintain the property in a clean and safe condition. Tenant must report any damage or needed repairs to the landlord immediately. Tenant is responsible for minor maintenance (e.g., changing light bulbs, replacing batteries in smoke detectors). Landlord will replace HVAC filters every 3 months. Landlord will cover major repairs unless caused by tenant negligence. 6. Pets Dogs only are allowed. No cats are allowed. There will be a non-refundable pet deposit of $250 and monthly pet rent of $25. Pets must be kept under control and must not disturb neighbors. 7. Occupancy The maximum number of occupants is 8. Subletting or assigning the lease to another party is not allowed. 8. Smoking Smoking is not allowed on the premises. 9. Alterations Tenant may not make any alterations to the property (e.g., painting walls, installing shelves) without written permission from the landlord. 10. Inspection and Access Landlord shall provide at least 24 hours' notice before entering the premises, except in cases of emergency, where no notice is required. 11. Termination Either party may terminate this lease by giving a minimum of 30 days' written notice before the end of the lease term. Early termination may result in a penalty fee of two months of rent: $6800. 12. Insurance Tenant is required to carry renters insurance to protect personal property. 13. Default If the tenant fails to pay rent or otherwise breaches the lease terms, the landlord may take legal action to terminate the lease. 14. Governing Law This lease is governed by the laws of the state of Florida. 15. Additional Terms The Landlord is responsible for HOA fees. The Landlord will provide lawn care/maintenance.
