Owner pays for water and sanitation. Tenant pays for gas ( heat, hot water and cooking) and electric as well as internet. Owner pays for small household waste and recycling (Tenant is responsible for cost and removal of unwanted furniture items). No smoking is allowed in apartments or common areas. Smoking is permitted outdoors so long as smokers are respectful and do not litter. Cats are permitted with rider, no dogs except Service and ESA animals. Easy Street parking, no permits are required. There is a $60 non-refundable application fee for each person 18 and over , includes Credit check. The application fee will be credited to first month's rent if we sign a lease. There is a $250 Administrative Move in fee due at lease signing. There is a $150 Administrative Move Out Fee due with last month's rent. No Security Deposit. Initial Lease terms are 10-12 months. Leases must end / renew in Spring. What we look for in an applicant: Rental History: Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner. Income History: Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. If your gross household income does not meet at least 3.5x the monthly rent amount, a guarantor* may be needed. For HAP contracts, tenant's income requirement will be based on tenants portion of rent responsibility only (tenants rent responsibility x 3.5 = income requirement). Applicants will be asked to submit pay stubs and/or pay statements from the past 90 days with their application. In case Applicants do not receive pay stubs or statements we may require Income tax statements from the past 3 years. We may require other documentation of income and sufficiency of funds. Credit History: TransUnion's SmartMove score is used in part to evaluate the applicant' credit history and ability to pay rent when due. We look for a score of good or excellent. A guarantor* may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk. We reserve the right to make a determination of the applicant's qualification based on our own assessment of all the information we gather, and not rely on the suggested assessment from Smart Move. Criminal History: After initial approval of an application, based upon meeting the above qualifications, a criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted in accordance with the Cook County Just Housing Amendment (JHA). An applicant will have the right to dispute the accuracy of the conviction history and to present mitigating evidence of good conduct and rehabilitation that have occurred since any conviction for recent criminal activity (last 3 years).
