Lease terms

First Month's Rent and Security Deposit due on Signing; We cannot offer terms less than 12 months. Power, Water, Sewer, Trash, and High Speed Internet included in Rent. Landscaping and Pest Control services are included in Rent. HOA one-time payment (per year) of $200 must be covered by Tenant if Community Amenities are desired to be used, these dues are set by the HOA and are currently optional. No abuse/trespass shall be tolerated. No smoking or open flame is allowed on premises. Any Pets may be Approved by Landlord on a case basis, and all pets must be declared. If accepted, the Pet Fee adds $20 per month to Rental Rate and a separate $200 Nonrefundable Fee due at Signing; Additional Fees may be imposed on a case basis. HOA does not allow overnight parking in limited driveway space, per the HOA rules. Tenant to deliver unit at Term End in the identical Cosmetic and Functional state as was delivered to them, also require a 3rd party receipt for shampoo vacuuming of the bedroom carpet upon Term End delivery or a $300 deduction will be imposed on Security Deposit. Full repair/replace schedule of fees will be furnished to tenant upon signing.
