Tenant shall pay monthly rent in the amount of : $1,895 per month. Rent is due on the 1st day of each month. Tenant must pay the following before possession or keys are given: First month's rent is $1895, Tenant deposit/security deposit: $1,895, Total move-in amount is $3,790. Tenant shall pay a refundable tenant deposit/security deposit in the amount of $1,895 before move-in, The deposit may not be used as last month's rent. The deposit may be applied after move-out to unpaid rent, damages beyond normal wear and tear, cleaning or repair costs, missing keys/remotes, unpaid utilities if applicable, or other lease violation. Late fee is $95.00. Rent is due on the 1st day of each month, If rent is not received by Landlord by the end of the 5th day of the month, Tenant shall pay a late fee of $95. Acceptance of late rent or a late fee does not waive Landlord's right to enforce the lease. If any payments is returned, rejected, reversed, or dishonored, Tenant shall pay a returned payment fee of $25, plus any bank charges actually incurred by Landlord. After one returned payment, Landlord may require certified funds, money order, cashier's check, or other approved payment method. Tenant shall be responsible for all utilities and utility-related charges for the property, including electricity, gas, water, trash, internet, cable, utility deposits, connection fees, transfer fees, and all charges during the lease term. Tenant shall be responsible for regular lawn care and yard maintenance, including mowing, edging, weed control, watering, leaf removal, trash/debris removal, and maintaining the yard in compliance with HOA and neighborhood standards. Tenant must maintain renter's insurance during the lease term with minimum personal liability coverage of $100,000.00. Tenant shall provide proof of insurance before move-in and upon request. Landlord's insurance does not cover Tenant's personal property. Tenant is responsible for complying with all HOA rules, parking rules, trash rules, city ordinances, and property rules. Tenant shall be responsible for nay fines, charges, penalties, or costs caused by Tenant, occupants, guests, pets, animals, or invitees. Tenant shall pay for damages, repairs, cleaning, or replacing costs caused by Tenant, occupants, guests, pets, animals, or invitees, excluding ordinary wear and tear such as broken windows, damaged doors/walls, flooring, clogged drains caused by tenant misuse, missing keys, garage remotes, mailbox, or access devices, damage from neglect, abuse, or failure to report maintenance issues. Landlord remains responsible for repair required by law and major repairs not caused by tenants, occupants, guests, pets, animals, or invitees, including ordinary wear and tear and covered property systems.
