Lease terms

Lease Terms & Rental Policies Utilities: Tenant is responsible for 100% of all utility costs associated with the property, including electricity, natural gas, water/sewer, trash, internet, cable, and any other services selected by the tenant. HOA: The owner will pay the HOA fee. Tenant must comply with all HOA rules, regulations, and community policies. Move-In Costs: First month's rent, last month's rent, and the required security deposit are due at lease signing, subject to the terms of the lease agreement and applicable Florida law. Renter's Insurance: Tenant is required to maintain an active renter's insurance policy throughout the entire lease term, including personal property and liability coverage. Proof of insurance must be provided before move-in and upon request during the tenancy. Pets: Pets are welcome. No Smoking/Vaping: Smoking and vaping are strictly prohibited inside the property and in any areas where prohibited by the HOA or applicable rules. Occupancy: The property may only be occupied by the tenants listed and approved on the lease. No unauthorized occupants or subleasing is permitted without prior written approval from the owner. Short-Term Rentals: Airbnb, VRBO, vacation rentals, and other short-term or transient rentals are not permitted. Property Care: Tenant is responsible for maintaining the property in a clean and sanitary condition and for promptly reporting maintenance issues or damage to the owner. Damage: Tenant is responsible for any damage caused by the tenant, occupants, or guests beyond normal wear and tear, as provided in the lease agreement. Application & Screening: All prospective tenants are subject to rental application, income verification, credit, background, and rental-history screening. Lease Compliance: Tenant must comply with all terms of the lease agreement, applicable laws, and community/HOA rules throughout the tenancy. Please review all lease terms carefully before signing. The executed lease agreement will control in the event of any conflict with this listing.
