Lease terms

Lease Term: Initial 12-month lease. Move-In Costs: First month's rent and security deposit due at lease signing. Utilities: Tenant is responsible for electricity, gas, water, sewer, trash, internet, cable, and any other applicable utilities unless otherwise agreed. Pets: Up to two well-behaved pets considered with owner approval. Additional pet deposit may apply. Breed and size restrictions may apply. Smoking: No smoking or vaping permitted inside the home, garage, or anywhere on the property. Parking: Attached garage and driveway parking only. No RV, boat, or commercial vehicle parking without prior written approval. Yard Maintenance: Tenant is responsible for maintaining the cleanliness of the yard. The owner will pay for landscaping and upkeep. Renters Insurance: Tenant is required to maintain renters insurance throughout the lease with a minimum of $100,000 in personal liability coverage. Occupancy: Occupancy limited to approved applicants listed on the lease. Maintenance: Tenant is responsible for replacing HVAC filters, light bulbs, smoke detector batteries, and keeping the property clean and in good condition. Owner is responsible for major systems and structural repairs. Application: Applicants will be subject to credit, income, employment, rental history, and background screening in accordance with California law.
