USE OF PREMISES The premises shall be used exclusively as a private residence and occupied only by the persons listed on this lease. 5. NON-SMOKING POLICY Smoking is strictly prohibited inside the premises, including all interior areas such as bedrooms, bathrooms, kitchens, living rooms, hallways, garages, and any attached structures. This includes tobacco, marijuana, e-cigarettes, vapes, and other smoke-producing products. Tenants shall ensure that guests, visitors, or other occupants comply with this policy. Violation of this provision shall be considered a material breach of this lease and may result in termination of tenancy and/or deduction from the security deposit for deodorizing or cleaning. 6. UTILITIES Tenant is responsible for payment of all utilities and services, including but not limited to electricity, water, gas, trash removal, internet, propane and cable services. 7. YARD MAINTENANCE Tenant agrees to maintain the yard and landscaping in a clean, neat, and safe condition, including mowing, trimming, weeding, and watering as necessary. Failure to do so may result in the Landlord hiring professional services, with costs billed to the Tenant. 8. MAINTENANCE AND REPAIRS Tenant agrees to keep the premises clean and in good condition and shall promptly notify the Landlord of any needed repairs. Tenant is responsible for any damage caused by their negligence or misuse. 9. ENTRY Landlord may enter the premises with reasonable notice for inspection, repairs, or to show to prospective renters or buyers, as allowed by law. 10. TERMINATION Upon termination, Tenant agrees to vacate the premises, return all keys, and leave the premises in clean condition.
