Residential Lease Agreement (2026 2027) 135 Gordon Ave South, Lehigh Acres, FL 33973 1. Parties Landlord: Roberson Bellegarde Tenant(s): ______________________ 2. Rent and Late Fees Monthly Rent: $1,490.00 due on the 1st day of each month. Late Fee: A late fee equal to 8% of the monthly rent or $100.00 (whichever is greater) will be charged if rent is not received by the 3rd day of the month. 3. Payment Method Rent must be paid using the method designated by the Landlord. 4. Security Deposit Tenant shall pay a security deposit of $1,490.00 upon signing this lease. Landlord may apply the deposit toward unpaid rent, damages beyond normal wear and tear, or cleaning fees. The balance of the deposit will be returned within 30 days after move-out in accordance with Florida law, provided Tenant returns all keys and provides a forwarding address. 5. Notice of Non-Renewal Either party must provide 90 days written notice prior to the lease end date to terminate or renew. 6. Maintenance Responsibilities Tenant is responsible for routine upkeep of the property, including lawn mowing, weeding, trimming, and watering. Tenant must replace HVAC air filters monthly using standard pleated filters. Landlord is responsible for major repairs (roof, plumbing system, structural issues, water heater, electrical system, and provided appliances), unless damage is due to Tenant negligence. 7. Move-In & Move-Out Inspections A joint move-in inspection with written checklist will be conducted at the start of the lease. A move-out inspection will be conducted upon termination. Any damages or cleaning costs beyond normal wear and tear may be deducted from the security deposit. 8. Septic System Tenant shall not dispose of grease, chemicals, paper towels, wipes, or hygiene products in toilets or drains. Improper use may result in repair costs charged to Tenant. 9. Restrictions No pets allowed No smoking inside the property No illegal or disruptive activities Subleasing is prohibited without prior written approval from Landlord Guests may not remain for more than 15 consecutive days without written permission 10. Termination and Default This Agreement may be terminated by either party with at least 90 days written notice prior to lease end date. In case of default (including non-payment), Landlord may initiate eviction procedures in accordance with Florida law, including required statutory notices. 11. Maintenance Requests and Emergencies All maintenance requests must be submitted to the Landlord in writing. Emergency situations (fire, flooding, or major utility failure) must be reported immediately. Tenant must not perform or hire unauthorized repairs without Landlord approval. 12. Early Termination Tenant may terminate early with 30 days written notice and payment of a lease break fee equal to two months' rent. Tenant remains responsible for rent, condition of property, and all obligations until move-out is completed. Failure to comply may result in loss of security deposit and additional charges. 13. Mold and Moisture Tenant agrees to maintain reasonable cleanliness, prevent excess moisture, and promptly report leaks or water damage. Failure to report issues may result in tenant responsibility for resulting damages. 14. Legal Disputes This Agreement shall be governed by the laws of the State of Florida. Legal disputes shall be handled in Lee County, Florida. Both parties are encouraged to seek mediation prior to court action when appropriate. 15.
