Lease terms

1. The said premises shall be occupied by no more than 4 people. 2. All utilities furnished by the owners/landlords. 3. Lessee shall comply with all CC&R'S of Corte Bella. One lessee must be 55+ years old on the date of arrival. 4. Lessee shall be responsible for damages by his/her negligence and that of his/her family or invitees' guests. 5. Lessee shall always keep and maintain the premises in a clean and sanitary condition and upon termination of the tenancy, shall surrender the premises to the owner in as good a condition as was received. NO SMOKING IS ALLOWED IN THE HOME. (IF A SMOKE ODOR IS PRESENT, THE ENTIRE SECURITY DEPOSIT WILL BE FORFEITED.) 6. Lessee shall not assign this agreement or sublet any portion of the premises without prior written consent of the owner (landlord). 7. A security deposit in the amount of $1,000.00 US funds, to be paid at time of booking, shall secure the performance of the lessee's obligation hereunder. 8. The above security deposit, less a one-time cleaning fee in the amount of $200.00, shall be refunded within 30 days of checkout, subject to no damages identified during a walk through. 9. Cancellation prior to 60 days of beginning of lease is not subject to any fine. Cancellation made within 60 days of arrival requires a full forfeiture of all deposits made. 10. Check-in is 1:00 pm on the first day of the first rental month. (We cannot guarantee a request for an early check-in and access to the property until the property has been cleaned and inspected.) Check-out is 11:00 am on the last day of the last rental month. 11. NO PETS/NO SMOKING
