Lease terms

Our standard lease agreement is for 12 months, with the option to extend upon satisfactory rental history. A security deposit equal to one month's rent is required at signing, along with the first month's rent. Rent and Fees: - Rent is due on the 1st of each month - $50 late fee if rent is not received by the 5th of the month - $35 fee for any returned payments - Security deposit is fully refundable upon satisfactory move-out inspection Utilities and Responsibilities: - Tenant is responsible for electricity, gas, water/sewer, internet, and cable - Landlord covers HOA fees and trash removal - Tenant is responsible for Professional lawn. Additional Policies: - We require tenants to obtain renters insurance with minimum liability coverage of $100,000 - No pets allowed - No smoking permitted inside the property - Maintenance requests should be submitted promptly through our landlord direct contact info - 24-hour emergency maintenance contact provided to tenants Application Requirements: - $50 non-refundable application fee per adult - Credit and background check required for all adult occupants - Combined household income must be at least 3 times the monthly rent - Proof of employment and landlord references We prioritize tenants who are communicative, responsible, and respectful of the property.
