Lease terms

-This rental property contract will be in increments of 3-months, up to 12-months -Rent is due on the 1st day of each month with a five-day grace period -Tenant will receive a penalty fee of $100 for any payments made five days after the due date, and $25 per each day after until the full amount is paid. -Property manager pays for HOA fees, wi-fi, trash/sewage. -Tenant is responsible for rent, electric, water, HOA violations fees, and any other penalties and possible court fees associated with HOA violations, to include late fees on all payments, to include processing of evictions. -There is NO SMOKING on this property! -There is a first month, Last month, and pet deposit due upon signing lease. -1-month security required on move in. -Proof of renters insurance is required prior to move-in. -Subleasing this property under any circumstances will be automatically deemed as breach of contract, and the resident will be responsible for all penalty fees, court fees, and any damages to this property. -This property will not be used for any type of business without authorization from the property manager and a request from the tenant is required, and may be considered only by email from the authorized renter/s. -Authorize renter/s will be responsible for any guest, family, and friends, and will not allow sleepovers past two days. Failure to comply will result in a penalty fee of $200, and $35 per each day until all guests are off the property. -small parties and gatherings may be considered with a written or email request from the authorized renter/s directly to the property manager, with a minimum of four days prior to the event date and will need authorization response from the property manager by written documentation and or email only.
