Lease terms

Minimum 12-month lease. Rent includes HOA dues and standard lawn maintenance. Tenant is responsible for electricity, water/sewer, trash, internet/cable, pest control unless otherwise agreed, and renter's insurance. No smoking or vaping permitted inside the home, garage, or screened patio. Security deposit equal to one month's rent due at lease signing. First month's rent due before move-in. Last month's rent may be required depending on credit, income, rental history, and overall application strength. All adults 18+ must complete an application and pass credit, background, income, employment, and rental history verification. Minimum verified gross household income of 3x monthly rent preferred. Applicant pays application/screening fees. Pets considered case-by-case with owner approval. Approved ordinary pets require a refundable pet deposit and monthly pet rent. Tenant is responsible for all pet-related damage, odors, cleaning, lawn damage, pest treatment, and HOA violations. Assistance animals are not pets and will be handled in accordance with applicable law. Tenant must comply with all Heathrow/HOA rules, gate access procedures, parking rules, trash rules, and community standards. Tenant is responsible for any HOA fines, violations, damages, or charges caused by tenant, occupants, guests, pets, or vendors. Select furnishings may be available by agreement. Any included furnishings will be documented separately and must be returned in similar condition, ordinary wear excepted.
