Lease Terms Lease Length: 12 months Monthly Rent: $2,750 Security Deposit: $2,750 (1 month's rent) Rent Due: 1st of each month Late Fee: $75 after a 5-day grace period (or whatever amount you choose, provided it complies with Florida law) Application Fee: State the amount if applicable. Utilities: Tenant responsible for electricity, water/sewer, internet/cable, and trash (modify as needed). Lawn Care: Tenant responsible (or landlord if you provide it). Pets: Allowed with landlord approval; maximum of 2 pets; pet deposit and/or monthly pet rent may apply. Smoking: No smoking inside the property. Occupancy Limit: Maximum of ___ occupants. Parking: Designated parking only; no commercial vehicles, boats, or RVs without written approval. Maintenance: Tenant responsible for replacing HVAC filters, light bulbs, and maintaining cleanliness. Landlord responsible for major repairs. Alterations: No painting, remodeling, or installing fixtures without written permission. Subletting: Not permitted without written landlord approval. Renter's Insurance: Required before move-in and throughout the lease term. Move-In Requirements: First month's rent and security deposit due before possession. Lease Renewal: Renewal subject to landlord approval. Additional Policies No illegal activity on the premises. Tenant must promptly report maintenance issues. Quiet hours between 10:00 PM and 7:00 AM. No unauthorized occupants staying more than 14 consecutive days without written approval. Property must be returned in clean condition at move-out, normal wear and tear excepted.
