Terms at 12425 Prairie Valley Ln

No smoking on premises. Dogs up to 30 pounds are allowed. Pet fee $300 non-refundable. Home is for your enjoyment, as long as entertainment does not disturb your neighbors. Parking permitted inside 3-car garage, not in driveway to avoid oil spills, stains, etc. Tenant(s) responsible for all utilities, as well as lawn care ($120/mo.). Rental application fee is $100 for each occupant. Application must be returned within 3 days, or you will no longer be considered. The application must be accompanied by a government photo ID and 2 years of 1040. Once your application has been approved, contract TECO (electric company) to set up your account and get renter's insurance. This information will be needed to generate your lease 12months Within 30 days prior to termination of lease/move-out, tenant must submit receipt of final bill for all utilities. Spectrum is our cable provider in the area. However, you may choose your own cable company. Renter's Insurance - All lease holders must be listed on the policy. The insurer must upload the Declaration page of your policy electronically into our system with the policy number to be included in the lease. If you choose a third-party insurer, ANITA FIELDER, Manager must be listed as additional interest on the policy (address: 19651 Bruce B. Downs, Suite D5, Tampa, FL 33647). Call TECO (Tampa electric company) and set up new account. Please take note of your new account number as it will be needed to create your lease. You can email this to me as soon as you have it.
