Renter pays for electricity, trash pickup, sewer, and all utility fees. Internet and Cable are included in the rent. The owner pays for HOA fees, pool maintenance, and pest/insect control services. No smoking is permitted in the house or on the lanai. No pets are allowed. A Short-Term Rental Fee of 13 percent will be assessed for all rentals less than 6 months and 1 day per Florida State Law and Sarasota County. A $300 cleaning fee will be charged upfront with the down payment. The cleaning fee would be for a standard cleaning service. However, if the house requires excessive cleaning due to the renters' uncleanliness, the additional cleaning will be deducted from the security deposit. An 8-month lease is offered from May to December for $4500 per month. 60-day minimum per HOA order. January is still available at $6000 for the month.
