Lease terms

Monthly Rent: $2,000 Security Deposit: $1,900 (refundable, plus a $100 non-refundable cleaning fee) Lease Term: Fixed term (dates depend on the agreement), then month-to-month with 30-day written notice required to terminate. Late Fees: $50 or 10% of rent (whichever is greater) if rent is more than 5 days late Additional $10/day late fee starting on the 6th day Smoking: Strictly prohibited indoors (includes tobacco, marijuana, vaping) $100 fine per violation + $50/day until vacated Tenant pays for all smoke-related damage Pets: Not allowed without prior written consent from the landlord, 2 pet maximum with $500 non-refundable pet deposit. Dogs under 50 lbs. $100 fine per unauthorized pet + $50/day until the pet is removed Tenant pays for all pet-related damage (including full carpet replacement if needed) Utilities: Tenant is responsible for all utilities (electric, gas, water, sewer, trash, internet, etc.) and must maintain uninterrupted service Insurance: Tenants must maintain renter's insurance enough to cover their personal property. Maintenance: Tenant must maintain cleanliness and report damage promptly No alterations, painting, or unauthorized repairs Unauthorized painting/repairs result in a $300 fine, full deposit forfeiture, and additional repair charges Parking: Up to 4 passenger vehicles allowed No vehicle repairs on the property No parking on non-paved areas (e.g., grass, sidewalks) Occupancy Limit: Max 6 residents Overnight guests limited to 7 days/month without written approval ($25/day per unauthorized guest) Entry and Access: Landlord or Property Manager may enter with 24 hours' notice or in emergencies Tenant requests for maintenance serve as permission to enter Move-out Requirements: Full 30-day written notice required Entire next month's rent due if notice is not for end-of-month Property must be thoroughly cleaned and cleared of personal property Lawn Care: Landlord provides mowing; tenant is responsible for watering, weeding, and keeping the yard clear As-Is Condition: Property is rented "as-is" A move-in condition checklist must be submitted within 7 days Additional Fees: $45 Application Fee for Credit & Background check $35 for returned checks $100 for lockouts Tenant pays attorney and collection fees if lease terms are violated
