Lease terms

1. Lease Duration Minimum lease term: 12 months (negotiable). 2. Rent & Payment Monthly Rent: Due on the 1st of each month. Payment Methods: Wire transfer, Zelle, or credit card (5% service fee). Late Payment: Rent received after the 5th of the month will incur a $100 late fee. 3. Security Deposit Security Deposit: Equal to 1 months' rent, due prior to move-in. Refundable within 21 days after move-out, subject to inspection and deductions for damages beyond normal wear and tear. 4. Furnishings & Condition Property is leased fully furnished. Tenant agrees to maintain furnishings in good condition and return them at move-out. Any missing or damaged items will be deducted from the security deposit. 5. Utilities & Services Tenant responsible for: Electricity, Gas, Water, Internet, Trash. Landlord responsible for: Pool maintenance and landscaping. 6. Pool & Outdoor Use Tenant agrees to follow safety rules and supervise all pool use. No glass containers in or around the pool area. Pool heater use may incur additional costs. 7. Maintenance & Repairs Landlord responsible for major repairs (plumbing, electrical, appliances). Tenant responsible for minor upkeep (changing light bulbs, unclogging drains, replacing filters). Tenant must promptly notify landlord of any needed repairs. 8. Parking & Storage Use of 2-car garage + driveway + RV parking included. No commercial vehicles, abandoned cars, or storage of hazardous materials allowed. 9. Occupancy & Guests Maximum occupancy: 10 persons. No subleasing or Airbnb-type rentals permitted. Guests may stay up to 14 consecutive days unless otherwise approved by landlord. 10. Smoking & Pets No smoking inside the home. Pets allowed only with written approval and additional deposit of $500/year per pet. 11. Entry & Inspections Landlord may enter the property with 24-hour notice for inspections, repairs, or showings. 12. Move-Out Tenant must provide 30 days' written notice before lease end or early termination. Property must be left clean and in good condition, with all keys/remotes returned. 13. Governing Law This lease is governed by the laws of the State of California.
