Residential Lease Terms Lease Term * Lease Term: 12 months. * Rent is due on the 1st day of each month. * Security deposit is due before move-in. * Tenant will not receive keys or possession of the property until the lease is fully executed and all required funds have been received. Move-In Requirements Prior to move-in, Tenant shall provide: * First month's rent. * Security deposit. * Any applicable pet fees. * Proof that all required utilities have been transferred into Tenant's name. * Proof of active renters insurance. Occupancy * Only individuals listed on this lease may reside in the home. * No additional occupants may remain in the home for more than 14 consecutive days without written approval from the Landlord. Utilities Tenant is responsible for the following utilities: * Electricity * Natural Gas * Water * Trash Service * Internet/Cable (if desired) AT&T fiber optics are installed on the property. Utilities must be placed in Tenant's name before move-in. Property Maintenance Tenant agrees to: * Keep the home clean and sanitary. * Promptly report any maintenance concerns, leaks, or damage. * Replace HVAC air filters as recommended (every 1 3 months). * Maintain the lawn, including mowing, edging, watering as needed, and weed control. * Keep flower beds, patio, gazebo, driveway, and sidewalks clean and free of debris. * Not perform repairs or modifications without written permission from the Landlord. Failure to report maintenance issues that result in additional damage may make Tenant responsible for the resulting repair costs. Smoking Smoking or vaping is prohibited inside the home and garage. Pets * Only approved pets listed in the lease are permitted. * Tenant is responsible for all pet-related damage. * Tenant must immediately clean up pet waste. * Unauthorized pets constitute a lease violation. Renters Insurance Tenant shall maintain renters insurance throughout the lease term with a minimum of $100,000 in personal liability coverage and provide proof of coverage before move-in and upon renewal. Alterations Tenant may not: * Paint or wallpaper. * Install permanent fixtures. * Mount televisions or shelving requiring significant wall modification. * Install satellite dishes, antennas, or security cameras attached to the structure. * Remodel or alter the property without prior written consent. Outdoor Areas Tenant agrees to: * Keep the patio and gazebo clean and in good condition. * Immediately report any damage to exterior structures. Parking * Parking is limited to the garage and driveway. * No inoperable, abandoned, or unregistered vehicles may be kept on the property. * No commercial vehicle storage without Landlord approval. Prohibited Uses The following are prohibited without written permission: * Operating a business from the property. * Subleasing or assigning the lease. * Short-term rentals (including Airbnb, VRBO, or similar services). * Illegal activity on the property. Move-Out Requirements Upon vacating, Tenant agrees to: * Return the property in clean condition. * Remove all personal belongings and trash. * Return all keys, garage door openers, and access devices. * Provide a forwarding address for the return of the security deposit. Normal wear and tear is expected. Tenant is responsible for damage beyond normal wear and tear. Property Inspections Landlord may conduct periodic property inspections during the lease term with reasonable advance notice as required by Oklahoma law. Default Failure to pay rent, maintain renters insurance, comply with lease terms, maintain the property, or otherwise fulfill the obligations of this lease may constitute a default and may result in remedies available under the lease and Oklahoma law.
