LEASE TERMS | Tenant pays all utilities (electric, water/sewer, trash, internet/cable, and other applicable services) | Lawn care, leaf removal, snow removal, and routine yard maintenance are tenant responsibilities. HOME CARE | Replace HVAC filters every 2 3 months | Replace light bulbs and non-hardwired smoke detector batteries | Maintain cleanliness to help prevent pest issues | Report maintenance concerns promptly. MAINTENANCE | No charge for covered repairs or emergencies | A $50 service fee may apply for tenant-responsible or avoidable service calls (such as clogged drains, tripped breakers/GFCI outlets, HVAC filters, or other routine maintenance items). PETS & SMOKING | No cats | Dogs considered on a case-by-case basis with additional pet rent and deposit | No smoking or vaping anywhere inside the home, garage, or covered porches. APPLICATION | All occupants age 18+ must apply | Background and credit checks required | Strong credit, verifiable income, and positive rental history preferred. ADDITIONAL TERMS | Proof of renter's insurance required before move-in and throughout the lease | Tenant must comply with HOA rules and regulations | No painting, TV mounting, shelving, or other alterations without prior written approval | Move-in inspection required
