RENTER'S INSURANCE Renter's insurance with a minimum of $100,000 in personal-liability coverage is required before possession and must remain in effect throughout the tenancy. QUALIFICATION STANDARDS *All applicants are evaluated under the same written screening criteria. Each person 18 years of age or older who will occupy the property must submit a separate application and authorize screening. *Applicants must provide valid government-issued photo identification and sufficient identifying information to complete tenant screening. *Combined gross monthly household income from lawful, verifiable sources must equal at least 3.25 times the monthly rent. *Each financially responsible applicant must have a minimum credit score of 650, with a household average of at least 680. *Applicants should have at least 24 months of satisfactory, verifiable rental or mortgage history when available. *Applicants must have no unsatisfied landlord debt and no eviction judgment within the previous seven years. Dismissed eviction filings will not be treated as eviction judgments. *Credit, rental, eviction, and criminal-background screening will be conducted. *Criminal history will be reviewed based on relevant convictions, the nature and seriousness of the conduct, the time elapsed, and any mitigating information. *Arrests that did not result in conviction will not be treated as convictions. *Smoking and vaping, including tobacco or marijuana, and cultivation of marijuana are prohibited inside the dwelling, garage, and other enclosed portions of the property. *Occupancy is generally limited to two persons per legal bedroom, subject to applicable codes, dwelling size and configuration, and reasonable-accommodation requirements. *Cats are not permitted as pets. Dogs require prior written approval and a pet addendum. Assistance animals are not pets and will be considered separately in accordance with applicable fair-housing law. *A minimum 12-month lease is required. *Applications will be evaluated in the order they become complete. The property will be offered to the first completed applicant household that meets all qualification standards and timely completes the lease and move-in requirements. *Meeting the minimum standards does not reserve the property. The property is not secured until the lease has been fully executed and all required move-in funds have been received.
