Lease terms

A 12-month lease is required. Monthly rent is $1,300 and is due on the first day of each month. First month's rent and a security deposit of $1300 are due before move-in. The studio is rented unfurnished. All furniture, televisions, bedding, lamps, mirrors, artwork, and decorative items shown in the listing photographs are not included. No smoking or vaping is permitted inside the property. Occupancy is limited to the approved tenant or tenants named on the lease. Subleasing, short-term rentals, Airbnb use, and commercial use of the property are prohibited without the landlord's prior written approval. Pets require prior written approval from the landlord. Renter's insurance is not required. Tenants are responsible for their personal belongings and for damage caused by the tenant, occupants, guests, pets, negligence, or misuse of the property. The landlord is responsible for necessary structural repairs, exterior maintenance, plumbing and electrical systems, the air-conditioning system, and landlord-provided appliances, except when repairs are required because of tenant damage, negligence, or misuse. The landlord will also maintain the premises as required by applicable building, housing, and health codes. The tenant is responsible for keeping the studio clean and sanitary, properly disposing of trash, promptly reporting maintenance problems, and avoiding damage beyond normal wear and tear. Utility responsibilities, parking arrangements, late fees, and any additional property rules will be specified in the signed lease agreement. Florida law generally assigns landlords responsibility for applicable code compliance, structural components, and plumbing, while tenants must maintain cleanliness and avoid damage.
